Our Property Management Process

What if problems arise?

Unfortunately it’s not a perfect world so problems may well arise during the term of the rental. This is when hiring an experienced, professional property management company really pays big returns. We deal with the problems quickly and efficiently, saving you time, money, and in many cases legal risk.

Eviction issues
Our screening process and programs are designed to seek out and qualify tenants with an excellent rental history. We create powerful incentives to entice your tenants to maintain the home and make their payments on time. However, sometimes problems will arise. In the rare event that a tenant must be evicted, we take the following steps:

• The rental payment is due on the 1st day of every month*
• On or before the 5th day of the month, a legal notice called a “5-Day Notice to Pay or Vacate” is sent to the tenant (The date it is sent will vary with legal holidays, weekends, etc.)
• 10-days after this notice is mailed, the account is sent to our attorney to schedule a court date (proof of mailing through the U.S. Postal Service)
• Approximately 10-15 days later, we will receive a Judgment on past due rent from the Court
• On the 6th day after receiving the Judgment request, we receive a Writ of Execution (eviction order) from our attorney
• The Constable will pick up the Writ of Execution and schedule the lock-out with our Maintenance Department. This takes approximately 2-10 days and is completely mandated by the Constable’s schedule

*There are some exceptions. For example, if tenants are on an existing lease when the property comes under our management, the date may differ.

Maintenance issues
We all know that things occasionally go wrong in a home no matter how well it is treated. A pipe can spring a leak or a problem can develop with an appliance. Dealing with maintenance problems quickly and efficiently is the best way to retain good tenants. If they feel that they and the home are being looked after, they are more likely to take good care of the property themselves. Maintenance is a key part of property management services.

• Prompt professional service for your tenants. For straight leases, we provide 24-hour emergency service. This may be the single most important factor in retaining your tenants and lowering your vacancy factor.

• Periodic inspections and conformance reviews.
• Complete accountability. Your property manager or maintenance person will inspect and verify work before payment is made. In many cases, you will receive photos of services performed.

Property management services need not be expensive. At GoRenter.com LLC we choose work with investors who own quality rental homes that are in good condition; we rigorously screen our tenants to try to keep problems to a minimum. We like to build relationships with tenants and investors that foster trust and understanding. All this helps us to keep our rates low. We offer professional, full-service rental home property management at an affordable price:

• Our monthly Management Fee (for a single family rental home) is 7.5% of the monthly rent (or a minimum $75)
• Our Leasing fee is $500 which includes marketing.
