The Mantra Says Location, Location, Location. But Just How Do You Find The Right Location For Your Investment Objectives? Researchers talk of Formal and Informal Research, of Primary and Secondary data, and of Quantitative and Qualitative methodologies. They all can play a role when you are seeking the right single-family home real estate properties to add to your leveraged portfolio. Formal research is generally information you pay someone else to generate for you using formal means as surveys and such. It can be costly. Informal research often comes from digging you do. websites, government records, talking to folk and just observation. I once heard one of the greatest researchers I've known describe both formal and informal research having the goal of confirming (or dis-confirming. if I can coin a word) your gut feel. And, I agree. Never forget how you "feel" about a deal or a property.

Work to become a great observer of properties and neighborhoods. As you visit a home or neighborhood look for telltale signs of progress or the lack thereof. How is the home and neighborhood's upkeep level on a scale of one thru ten? What's the traffic level? What kinds of cars are parked in the driveways? Are they in working order? Are cars strewn along the sidewalks? The roofs of homes in the area, are they in good repair? How about painting and external upkeep? Look at nearby schools, shopping and retail areas and ask how active are they? Become a student of the news, but don't let only the news dictate your actions. Not everyone reads or pays attention to the news. Use the likes of the major newspapers local and national to be one of your guides in helping you identify trends you can look at further Develop a semi-formal opinion-leader team of people you talk to regularly about property issues. Information is power. Education and information should play a regular and consistent role in your fact-finding. Becoming a trained observer will give you the "gut feel" of what's good and bad, what's important and what's not. One of the biggest challenges we face today is all the information that is readily available to us. We don't need more information. What we need is to better be able to sift through the information and figure out what is really of value.
