    How do I prepare my property for the rental market?
    When a property is in good condition it attracts the best quality tenants, rents for the highest rent possible, and will typically rent more quickly than if it is in fair or poor condition. Remember, a first impression is the hardest to change. Prospects are usually looking at multiple properties and we want your investment to stand out.

    Exterior and Curb Appeal: Crisp, clean and neatly manicured landscaping shows you are an owner who cares and that you expect a tenant who cares as well. A freshly painted or clean front door, porch or entry area set the expectation for the home. Single family tenants are required to maintain the yard throughout their tenancy, so it is a good idea to show them the quality you expect. You can also talk to your property manager about providing lawn maintenance in exchange for an increase in monthly rent.

    Interior: The house should be clean, walls painted (we recommend neutral colors), carpets professionally cleaned, and blinds should be free of dust, stains or damage. Appliances and other systems should be in good working order.

    Am I involved in the applicant screening process?
    No. Applicant screening is part of the tenant placement services provided to you by our Property Management Team. We will process the application based on a criminal, rental, credit, employment background check and debt to income ratio.

    How long will it take for a tenant to be placed in my property?
    The million dollar question! We can never say with certainty how long it will take to lease a rental home. There are far too many variables that come into play including location, season, price, applicant quality and just being in the right place at the right time. This is a numbers game and to win, you have to have as many potential tenants looking at your home as possible. They can't look at it if they don't know it is there, and advertising is the only way to let them know what you have for them. We follow our proven processes until we find the right tenant for your real estate investment.
